Experience Questions to Ask a Buyer's Agent
How many buyers are you currently helping find a home in Austin?
On average, I actively work with 3–4 buyers at a time in the Austin metro area. I have a team that includes a full-time admin and agent, plus two part-time assistants. We are a group of mothers who take care of business, our clients, and each other to provide the highest level of service.
How many buyers will you work with at one time?
The maximum number of buyers I work with at once is about 8. Because I have licensed showing partners, we can move quickly to get you into homes even when my calendar is full—speed counts in this market.
Will you be representing other buyers looking in the same area and price range?
Possibly, although it doesn't happen often. When it does, I'm transparent with both clients about the situation and follow what each client is comfortable with so everyone feels well represented.
How many homes do you usually show a buyer before they find "the one"?
It depends on the market. In a buyer's market with more inventory, most buyers see 5–15 homes. In a strong seller's market, it's usually closer to 5. Our goal is always to help you find the right home within about 5 showings in any market.
What experience do you have in the areas we're looking at?
We have sold homes in Austin and every suburban city around it—from Georgetown down to Buda, including Cedar Park, Leander, Round Rock, Pflugerville, and Lake Travis. I've been a Realtor, and now a Broker, since 2004, so I know the neighborhoods, schools, and market trends throughout Central Texas.

The ideal down payment depends on both your finances and the current market. In a strong seller's market, showing at least 20% down can signal to the seller that you're a strong, serious buyer—but we'll walk through all your options.

When you're ready to make an offer, we review recent sold prices of comparable homes, current days on market, and any competing activity. Then we recommend a strategy so your offer is both competitive and aligned with your comfort level.
How do you handle multiple-offer situations for buyers?
We are very successful at helping our buyers win in multiple-offer situations. We have proven strategies—such as adjusting terms, timing, and risk—that we'll explain so you can choose what you're comfortable with. Remember, you are the boss.
What does the inspection process look like when buying a home here?
We provide a list of trusted inspectors we work with regularly. We gather bids and availability, then you choose the inspector you feel best about, and we help you understand the report and negotiate repairs when appropriate.
What are the typical closing costs for buyers in the Austin area?
Most buyers can expect closing costs of about 2–3% of the home's price, in addition to their down payment. We'll give you an estimate upfront so you're not surprised at the closing table.

How are you compensated as a buyer's agent?
Compensation for a buyer's agent is flexible and something we discuss when we first meet. We review a Buyer's Representation Agreement that explains the different ways we can be paid for the services we provide, so everything is clear from the start.
Will you personally be the one showing us houses?
Yes, in most cases I'll be the one showing you homes. When I'm unavailable, my licensed showing partner may step in so you never miss out on a property because of scheduling.
How accessible are you if we need to act quickly on a property?
You can text, email, or call us anytime. With 2 agents and 2 licensed assistants on the team, we can usually schedule showings and respond within hours when something great hits the market.
What negotiation techniques do you use for buyers?
Our first step is to present the different negotiation options and strategies available for your situation—such as price, terms, repairs, or closing dates. Then you choose the approach that feels right while we handle the communication and strategy.
How will you find homes that aren't listed on MLS yet?
We're always watching for "coming soon" properties and off-market opportunities. We also reach out directly to active, experienced agents in your target areas to uncover homes before they fully hit the market.
Do I really need a Realtor when buying a new-construction home?
Yes. Any time you buy a home—new construction or resale—it helps to have an experienced Realtor representing your best interests. New homes come with their own timelines, inspections, and warranty questions, and we guide you through all of it.
