Your agent's expertise can mean the difference between achieving your financial goals and leaving money on the table. Below are smart interview questions to ask any listing agent you're considering—along with our honest answers—so you can see exactly how our team works to get you top dollar in the Austin metro market.
Experience and Results Questions
How are you different from other listing agents in Austin?
Statistics tell the story. Our listings, on average, sell 51% faster and for 6% higher than the average agent in our market. What does this mean for you? Our clients are making approximately $35K more than the average home seller in our market. Our average sales price is $596,052 compared to the market average of $561,000, and our average days on market is 36 days less than the Austin Metro average of 70 days.
Are you a full-time agent? How much experience do you have?

What marketing will you do to get my home sold?
Our comprehensive marketing plan includes: Mobile Marketing Strategy, SEO Strategy (Search Engine Optimization), MLS Strategy (listing on 5 MLS systems), Professional Photography, Professional Staging Consultation, 3D Matterport Virtual Tour and Floor Plan, Strategic Pricing Analysis, and targeted digital advertising to qualified buyers in the Austin area.
What is your negotiation experience and strategy?
I negotiate based on how YOU want me to negotiate. You are the boss. As your listing agent, I have a fiduciary duty to you and will hold your interests above my own. We'll discuss your priorities and create a negotiation strategy that aligns with your goals. And we will help educate you on the market and what the market is bearing for negotiations as well, so you can make informed decisions when you get an offer.
Pricing and Fees Questions
How much does it cost to sell my home in Austin?
During our consultation, once we agree on the list price, we'll review a Seller Net Estimate that I calculate specifically for your situation. Fees typically add up to 5–10% of your sales price, depending on your tax rate, HOA resale certificate, title insurance, recording fees, survey, repairs, and compensation.
Will you discount your commission?
We do not discount our professional fee unless you are buying or selling another home with us within the same year. However, we do offer flexible fee options that we'll discuss when we meet—these options can save you money while still providing full-service representation that are as low as 1.5%.
Do sellers still have to pay buyer agent compensation?
Broker compensation has always been negotiable. Our team has worked with and negotiated deals for many sellers who have not paid buyer agent compensation over our 20+ years in this career. When we meet, we'll help you decide if offering or negotiating buyer agent compensation is in your best interest based with current market conditions.
Contract and Process Questions
How do you handle an intermediary status?
You are the boss, and we handle each scenario based on your decision. I'll present all the different options with pros and cons, and we'll put the rules in writing for each scenario so everything is clear and protected.
How extensive is your knowledge of the Austin real estate market?
Every agent should know how to calculate absorption rate and tell you whether it's a buyer's market, seller's market, or balanced market at both a macro and micro level. We track these metrics weekly and can show you exactly what's happening in your specific neighborhood and price range. I have lived in majority of the parts of Austin and many of the suburbs and sold homes in most of them as well. My knowledge is extensive.
What if I'm not happy with your service and want to cancel?
All of our listing contracts are "no pressure" agreements. This means you can cancel at any time, and you will not be charged a fee. We earn your business every day.
What will you do if my home is not selling as expected?
We have multiple strategies we can implement: adjust the price, improve condition based on showing feedback, implement a reverse offer strategy, offer seller-paid incentives, adjust buyer agent compensation, create an auction effect, or temporarily withdraw from market to reposition. We'll discuss options and you'll decide the best path forward.
Common Seller Misconceptions
"I'm not in a hurry to sell." Every day on the market could cost you money in carrying costs and buyer perception.
"I want to price it higher in case we get a lower offer." In our experience, we often receive offers at or above list price when priced correctly from the start.
"Another agent says they can sell it for more." Unfortunately, some agents over-promise and under-deliver. Ask for their statistics and track record.
