What should you do when your home doesn't sell?

These are some of the most common questions we hear from Austin and Central Texas homeowners after a listing expires, is withdrawn, or otherwise comes off the market without selling.

Why didn't my house sell the first time?
There usually isn't one universal reason. Price can be part of the problem, but so can positioning, presentation, photography, marketing, showing experience, buyer feedback, market conditions, or how the home compared with competing listings. Before changing the price or putting the home back on the market, it helps to review the full listing history and identify what buyers were actually responding to.
Should I lower the price if my home didn't sell?
Not automatically. A price adjustment may be appropriate in some cases, but lowering the price without understanding why buyers didn't act can leave the underlying problem unresolved. We prefer to review the previous listing, showing activity, feedback, offers, presentation, competition, and the current Central Texas market before recommending a new strategy.
Should I relist my home with the same real estate agent?
That depends on what happened during the first listing and what will change the second time. Ask what worked, what didn't, what buyers said, how the property was marketed, and what the new strategy will do differently. The important question isn't simply who should relist it. It's what is actually going to be different this time.
How soon can I relist my home after the listing expires?
That depends on your previous listing agreement, your circumstances, and the strategy for relaunching the property. Being able to relist quickly does not necessarily mean you should rush. A thoughtful relaunch can include changes to pricing, positioning, presentation, photography, marketing, or other elements that give buyers a reason to take another look.
Can a house that failed to sell the first time still sell successfully?
Yes. An expired listing does not mean a home is unsellable. Blessed Life Group has successfully represented homes that were previously listed with other agents, including three homes in the Twin Creeks community that had previously been on the market for 135, 120, and 93 days. One of those relaunches received an accepted offer in approximately 35 hours. Past performance does not guarantee future results, but the examples show why reviewing the strategy instead of simply repeating it can matter.
What should a real estate agent review before relisting an expired home?
We believe the review should go beyond the old list price. Important signals include showing activity, buyer and agent feedback, previous offers, photography and presentation, property condition and updates, competing homes, market changes, online positioning, and the marketing used during the first listing.
Do I have to make renovations before relisting my home?
Not necessarily. Some homes benefit from repairs, updates, staging, or cosmetic improvements, while others may need a change in presentation, positioning, or pricing rather than a major renovation. The goal is to determine which changes are most likely to matter to today's buyers before spending money unnecessarily.
