Central Texas Tenant Representation

Renting in Central Texas? Let's make it a smart move.

Whether you just want to tour one of our listings or you'd like a professional advocate in your corner for the whole rental process — we'll walk you through exactly what happens next.

Choose your path

Two ways we work with renters.

Most people find us one of two ways. Pick the one that fits your situation — each has its own short video and next step below.

Path A · Most common

You saw one of our listings and want to tour it.

"I just want to see this house."

Great — we're happy to show it to you. Before we can unlock the door, Texas law requires us to share two short forms with you (about 2 minutes to review and sign). It's not a contract and doesn't commit you to anything.

Path B · Full representation

You want an agent working for you, not the landlord.

"Help me find and negotiate the right rental."

If the listing wasn't the one, or it's already leased, or you'd just rather have a professional guiding the whole search — we'd love to be that team. Here's how tenant representation works and what you'd be signing.

Two forms Texas law requires — takes about 2 minutes.

Before we show you a home, we're required to share the Information About Brokerage Services (IABS) and the Consumer Protection Notice. Watch the short video for a plain-English explanation, then sign online with just your name and email.

  1. Watch the 2-minute video so you know what you're signing.
  2. Click the button and enter your name and email.
  3. Sign both forms — you're set to tour.
This is not a contract. Signing the IABS and Consumer Protection Notice does not hire us or commit you to pay us. It only confirms that we explained how Texas brokerage works before you view the home.

Tour preparation

What to bring — and what to ask.

A short, no-fluff checklist so you can move fast if the home turns out to be the one.

Valid photo ID

Required for all property tours as a security best practice.

Proof of income (digital is fine)

Recent pay stubs or offer letter — speeds things up if you love the home and want to apply.

Your must-ask questions

Pet policy, parking, HOA rules, utilities included, ideal move-in date — jot them down before you arrive.

Want us on your side for the whole search? Here's how it works.

If the listing you called about is already leased, has applications ahead of you, or just isn't the right fit — we can shift into tenant representation and go find you the right one. That means we work for you, not the landlord.

  1. Watch the short video — it walks through the tenant representation documents in plain English.
  2. We'll answer your questions and confirm the terms fit your search.
  3. Sign electronically and we start touring options that actually match your budget and goals.
Landlords typically pay the tenant agent commission on most leases in our market — meaning in most cases you get expert representation at no cost to you. We'll go over how this works before you commit to anything.

Signing link coming soon. In the meantime, text your BLG agent — or the main line above — and we'll send it directly to you.

What tenant representation includes

The full suite — designed to protect you and save you money.

We don't just unlock doors. Here's what you get when we're on your side.

01

Rent vs. Buy analysis

Is renting actually cheaper for you right now, or could you buy for the same monthly payment? We run the real numbers on your specific situation.

02

Lease negotiation & review

Leases are legal contracts and terms are often negotiable. We read the fine print, negotiate on your behalf, and make sure your interests come first.

03

Tour coordination

We curate homes that fit your budget, timeline, and lifestyle — then coordinate showings so you tour efficiently instead of chasing listings.

04

Seamless move coordination

We help you sequence utilities, mail forwarding, and a move-in timeline so you don't lose deposits or miss transfer windows.

05

Credit building & coaching

Don't let rent payments disappear. We show you how to use rent-reporting services so every on-time payment strengthens your credit.

06

A real advocate

When maintenance disputes, lease questions, or landlord issues come up — unrepresented tenants are vulnerable. We're your advocate.

Expert advice

7 common mistakes renters make — and how we help you avoid them.

The most expensive rental mistakes are the ones you don't know you're making. Here are the ones we see most.

Mistake #01

Accepting the first rent quote.

The fix: Research comparables and negotiate. We know what similar units are renting for and can often negotiate move-in specials or better terms.

Mistake #02

Missing credit-building opportunities.

The fix: Rent is your biggest monthly expense. We help you use rent-reporting services so every payment strengthens your credit profile.

Mistake #03

Skipping the lease fine print.

The fix: Hidden fees, maintenance clauses, and renewal terms can cost thousands. We review every page so you know exactly what you're signing.

Mistake #04

No plan for eventual ownership.

The fix: Renting without a plan delays equity. We start your homeownership plan on day one of the lease — even if buying is 2-3 years out.

Mistake #05

Rushed move management.

The fix: Last-minute moves are expensive and stressful. We provide a timeline and checklist to keep utilities, movers, and address changes on track.

Mistake #06

Going it alone during disputes.

The fix: When maintenance issues or lease disputes come up, unrepresented tenants are vulnerable. We're your advocate for fair treatment.

Mistake #07

Not using a professional at all.

The fix: Landlords typically pay the tenant agent commission on most leases in our market — meaning you get expert representation at no cost to you.

Your future

Renting today, owning tomorrow.

Even if buying is two or three years away, the steps you take today determine how fast you get there. Our monthly coaching program helps renters make the jump on their timeline — not the market's.

  • Strengthen and repair your credit profile
  • Build a down payment fund strategically, not by accident
  • Eliminate financial obstacles holding you back
  • Create a realistic timeline to ownership
  • Get expert guidance exactly when you're ready to buy
